How we operate...

a. On behalf of Buyers

We undertake comprehensive, specific searches for clients - Search Mandates – in which we review all potentially relevant properties on our and all our competitor’s books as well as proposing the idea of a sale to owners of relevant properties that we identify. The most exceptional properties often do not make it to the open market. Requesting tailored search mandate is generally the best way of securing a desired property in South America.

Depending on your aims, we can advise on how to make the most of each type of property in respect to location, development, rental through to realisation of your investment through sale at the appropriate time.


What the buyer can expect from Dehouche Land

  ● Our purpose is to locate and secure the finest properties given our search mandate and to negotiate the most favourable prices for buyers
   
  ● We cost our clients nothing; all commission is paid by the seller. We do not charge an upfront fee or retainer to carry out searches
   
  ● We will draw up a comprehensive search profile according to the criteria you specify
   
  ● We will then undertake a search of properties, drawing upon our network, and seek to present suitable properties with relevant information and a catalogue of photographs
   
  ● The opportunity will be given to buyers to visit and view the properties. To the extent that competition is present, we would also recommend early stage visit
   
  ● We will provide advice on valuations in respect of the individual property and relative to market levels
   
  ● We can provide advice on potential renovation and reconstruction that would add the most capital value to the property and/or to ensure the best possible rental returns
   
  ● We can handle all negotiations with the seller on the client’s behalf
   
  ● We contract and manage essential services such as surveys, legal ownership searches, planning applications and other requisite checks
   
  ● We work closely with a team of architects, engineers and builders, overseen by a famously talented European designer who has relocated to South America, reconstructing and decorating hotels, penthouses and apartments for us and our clients
   
  ● We can advise you on finding the right agent to manage your property ongoing and if required to secure the best yearly rental returns
   
  ● When you decide to sell we can market your property locally and internationally in conjunction with our network of specialist agencies
   


b. On behalf of Sellers



If you are a private or commercial owner of land or property in South America, and are contemplating a sale, we would be happy to visit you to discuss your objectives. We provide full support throughout the selling process – including plans, valuation advice, photography and international marketing. Full discretion is assured. PROPERTY DEVELOPMENT

Private development - land sought for private development will require an extensive plan of development that includes inspections and detailed surveys establishing a brief with designs, a cost outline, legal issues and a detailed execution timetable. We can recommend a number of resources who can help achieve the buyer's objectives including architects, builders, surveyors, civil engineers and contractors.
